Property prices have been boosted by news that the East London Line Extension has been approved and local tube services will become a reality by 2010.

In December 2004 the average price of properties for sale in West Norwood (SE27), Upper Norwood (SE19), Crystal Palace (SE19), Gipsy Hill (SE19), South Norwood (SE25), Anerley (SE20), Penge (SE20) and Sydenham (SE26) were as follows:

  • studio flat: £92,000 (SE27) - £251,000 (SE19)
  • 1 bed flat: £127,000 (SE25) - £149,000 (SE26)
  • 2 bed flat: £159,000 (SE25) - £197,000 (SE26)
  • 2 bed house: £183,000 (SE25) - £234,000 (SE26)
  • 3 bed flat: £173,000 (SE20) - £236,000 (SE27)
  • 3 bed house: £234,000 (SE20) - £278,000 (SE26)
  • 4 bed house: £293,000 (SE25) - £378,000 (SE19)

The average prices indicated what the average was for the cheapest area and the average for the most expensive area. So if you were looking for a studio flat the cheapest could be found in SE27 at an average price of £92,000 (studio flats in SE27 were actually available from £69,950 to £99,950). Actual prices will vary depending on market conditions and availability.
